Dated Rental to Modern Condos: Bringing a Multi-Unit Condo Landscape to Life

Introduction

Dave, the owner of a rental property in Victoria, decided to redevelop the building into four condo units. Although the structure had interesting, Frank Lloyd Wright–inspired lines, it needed a contemporary landscape to help it stand out in the market.

What They Wanted

Dave envisioned a clean, modern outdoor space that would unify the four units without sacrificing each unit’s sense of privacy. He also wanted a nod to the nearby Moss Rock greenspace, bringing its natural aesthetic into the design.

Challenges:

The biggest challenge was how to provide access to one of the condos, which required walking through another unit’s backyard. A traditional, solid fence would have turned that yard into a cramped box, compromising the open, contemporary feel Dave was hoping for.

What They Tried:

Before reaching out, Dave considered standard fencing or simply leaving the backyard open. Neither option met his goals: a standard fence would look too closed-off, while a completely open yard would offer no real privacy or definition for residents.

The Solution:

We designed a staggered fencing layout to break up the line of sight while maintaining a sense of openness. To further connect with the environment:

  • Drawing Inspiration from Moss Rock:
    We integrated natural boulders, moss-like scleranthus, and ornamental grasses to reflect the local grasslands.

  • Contemporary Aesthetic:
    The modern fence lines and swaths of ornamental grasses gave the property a fresh, current look.

  • Specialty Plant Focus:
    Strategic pops of succulents, such as Echeveria, provided focal points to capture attention in key areas.
